PLANNING COMMISSION MEETING MINUTES
October 20, 2009
EVENDALE MUNICIPAL BUILDING
The regular October meeting of the Evendale Planning Commission (EPC) was called to order by Jack Cameron at 6:05 PM on October 20, 2009. Attending were EPC members Dick Shaffer, Susan VanAmerongen, Rob Adams and Dan Frank. Supporting the EPC were Jack Cameron, James Jeffers, Pam Morin, James Dobrozsi (Architectural Review Board Member) and Ralph Terbrueggen (Architectural Review Board Member)
New Business:
1. Village Crossings, 10400 Reading Road - Site review of demolition of west side of strip center building
Ms. Patty Cole, Al Neyer, LLC, Asset Management
Ms. Cole stated that 48,000 sf of the west end of the existing structure would be removed. The existing roof will be replaced on remaining section of building. The new east elevation will become a split faced block and the architectural features of the front façade will be carried over to the east elevation. The block will be 2 tone in color and similar to the surgery center. The front, west and east sides of the building will be repainted. The parking lot in various areas will be seal coated and re-striped. Areas of rough pavement will be repaired and the area where the old ‘Hardees’ restaurant sat will be repaved. The recessed loading dock behind JoAnn Fabrics will be filled in. The area that will be demolished will be turned into lawn. This area will be seeded. The
demolishing of the 48,000 sf will enhance the remainder of the property and the area will be marketed as an outlot or outlots.
A motion was made by Susan van Amerongen and seconded by Rob Adams to recommend approval of the demolition and site improvements with the following conditions:
• The owner shall work with the Evendale Architectural Review Board for providing some landscaping along the east elevation and
• Subject to the approval of the parking lot stripping by the Village Engineer.
The motion passed by a 4 yes to 0 no vote
Internal Business:
1. Report from Village Engineer

2. James Dobrozsi, Evendale Commons design elements
Mr. Dobrozsi presented the EPC with a slide show of design elements found within Evendale Commons. Some of the design elements included: brick, stone, signs, lighting, limestone, and fencing. Mr. Dobrozsi stated ‘What has been done so far has been done well”. The use of good building materials is key to tying in the various outlots within the development.
3. Approval of Minutes - September 15, 2009
A motion was made by Rob Adams and seconded by Susan VanAmerongen to approve the EPC minutes from September 15, 2009.
The motion passed by a 4 yes 0 no vote
On a motion to adjourn the meeting by Susan VanAmerongen and seconded by Dan Frank, the meeting was adjourned at 7:15 PM by a 4 yes 0 no vote.
The next regular meeting is scheduled for November 17, 2009 at 6:00 PM.
